Golden Galaxy LP secured $13 million in EB-5 capital from 26 investors to finance Mega Home LLC. The project involves the construction of a luxury condominium complex in Koreatown, Los Angeles, California. The development features five floors and a total of 80 one-, two-, and three-bedroom condominium units, complemented by amenities such as a pool, gym, and recreation room in the common area. The Golden Galaxy Project was granted its Certificate of Occupancy on June 26, 2020.

Greenland LA Metro Development Condo I project

The L.A. Metropolis Condo I, LLC pooled $100 million from 200 EB-5 investments and lent the entire amount to Greenland LA Metropolis Development I, LLC to fund the development of a 38-storyresidential tower in Los Angeles, California. USCIS has approved 197 I-526 petitions related to this NCE. Construction of the Metropolis Condo Project commenced in July 2014 and was substantially completed in December 2016. A Certificate of Occupancy was issued in May 2018.

Vestalia Luxury Apartments

Vestalia Opportunity Investors, LLC was formed to provide funding for a mixed-use residential and retail building with 180 residential units with extensive common areas including a lounge, a gym, a pool, meeting and work rooms, and multiple outdoor decks. The Project also features approximately 14,688square feet of ground floor commercial space and approximately 366 in-building parking spots for residents and commercial users. The NCE raised $23 million from 46 EB-5 investors. Between September 2015 and August2018, it pooled the capital and transferred the full amount as a preferred equity investment into Broadway Vestalia, LLC to partially finance the Project. The Project received its Certificate of Occupancy, commenced operations.

Greenland LA Metro Hotel Development

The LA Metropolis Hotel, LLC project raised $109.5 million from 219 EB-5 investors and lent the entire amount to Greenland LA Metropolis Hotel Development, LLC to partially fund the development and operation of a 4-star, 350-key full-service IHG-branded “Indigo Hotel” in Los Angeles, California. To date, USCIS has approved 127 of the 219 I-526 petitions related to this NCE. Construction of the project commenced in July 2014 and was substantially completed in March 2017. A Certificate of Occupancy was issued in May 2018.

GH Design Center

GH Investment LP raised $9.5 million in EB-5 capital from 19 investors to support GH Design Group, LLC. These funds were aggregated by the NCE to finance the establishment and operations of acquiring, renovating, and reselling residential properties, along with providing residential and commercial property renovation services within the approved counties of the Regional Center. According to the Updated GH Investment Economic Report, dated November 2017, the Updated Project resulted in the creation of 401.1 new jobs based on approximately $138.6 million in total expenditures. This was more than sufficient job creation for all 19 EB-5 investors.

Projected Returns and Risks

Projected Returns Investing in an EB-5 project through a Regional Center offers the potential for financial returns, although these returns can vary widely depending on the nature of the project. Investors should be aware that the primary objective of the EB-5 program is to secure U.S. residency, and financial returns, while possible, are often secondary.

 

Typical Return Range: Depending on the project, expected annual returns can range from 0.5% to 2%. Some projects may offer higher returns, but these often come with increased risk.

 

Capital Return: Many projects aim to return the initial capital investment after the conditional permanent residency period, usually within 5 to 7 years, though this is not guaranteed.
